Alabama Real Estate Agent Licensing Process
1. Meet the basic eligibility requirements. You must be at least 19 years old, have a high-school diploma or equivalent, be a U.S. citizen/permanent resident or otherwise legally present in the U.S., and show bona fide residency in a U.S. state. There are also requirements concerning felony/moral-turpitude convictions and recent license/application revocations or rejections. (arec.alabama.gov)
2. Complete the 60-hour Alabama salesperson pre-license course. It must be an AREC-approved course. After completing it, you have 6 months to pass the licensing exam; otherwise, the course must be retaken.
3. Take and pass the Alabama real estate salesperson exam. The exam is administered through Pearson VUE. The passing grade is 70, and the examination time limit is 3½ hours. You can retake the exam if you fail, provided you remain within the applicable six-month period after completing the pre-license course. (arec.alabama.gov)
4. Complete the license application and fingerprint/background check. Alabama requires a fingerprint-based state and federal criminal background check through its designated processor, Fieldprint. (arec.alabama.gov)
5. Apply for your Temporary Salesperson License. This is an important deadline: after passing the exam, the completed license application, supporting materials and fees must be submitted to AREC within 90 days of the examination date. If you want the license active, you also need a qualifying/sponsoring broker who accepts responsibility for supervising you. (arec.alabama.gov)
6. Complete the 30-hour Post License course. Once the temporary license has been issued, Alabama requires another 30 hours of post-license education.
7. Convert to the Original/Permanent Salesperson License. To remain continuously active, the 30-hour post-license course must be completed and the original license issued within the first 6 months. The temporary license can remain valid but inactive for another six months. If the post-license course and original-license requirements aren’t completed by the end of the 12-month period, the temporary license lapses. (arec.alabama.gov)
So the flow is essentially:
Eligibility → 60-hour Pre-License → State Exam → Background Check → Find Qualifying Broker → Temporary License → 30-hour Post-License → Permanent License
